Sum Insured Valuations is a registered valuation consultancy, providing independent insurance valuations for the residential property owners of Christchurch City, Selwyn and Waimakariri.
Sum Insured Valuations is a business division of our parent company Valuation Solutions Ltd. It is completely independent from any insurance company or brokerage.
When Valuation Solutions Ltd was established by its Director, Bevan Fleming in 2004, it was decided from the outset to specialise in valuing residential property, and that has remained the consultancy’s focus to date. We are the Christchurch residential specialists.
Traditionally ‘sum insured’ work has been the bread & butter of commercial valuation, with little call for insurance valuations in the residential market. This of course has all now changed mid 2013, when the NZ insurance industry moved from open- ended replacement policies to nominated sum insured for residential house insurance.
This has prompted the promotion of our ‘Sum Insured Valuations’ service. Although a function we have always been able to provide, it is now a service people are in real need of, particularly Cantabs living in our rebuild inflationary bubble!

Bevan Fleming is our Director and Senior Registered Valuer.
Bevan has spent over 19 years engrossed in the property industry – scrutinising the market, analysing property trends, providing consulting advice, negotiating deals and valuing property.
Bevan’s career has included experience in both residential and commercial property. He has worked in valuing and consultancy postions for private and public sector organisations including a number of years at international firm CB Richard Ellis in a national role.
But in 2004, it’s in the residential market he chose to specialise his own business: Valuation Solutions Ltd.
Throughout his career Bevan has personally inspected and valued 1000s of houses.
Beginning his career in 1993 after completing a Bachelor Business Studies, Valuation and Property Management at Massey University, Bevan obtained registration as property valuer in 1997.
Since 2000 Bevan has been an Associate of the Zealand Institute of Valuers, and is therefore a Senior Member of the New Zealand Property Institute (Canterbury Branch).
2010 Bevan was nominated as Canterbury Branch Property Institute Spokesperson which meant he was regularly called on by the press for comments.
He has been a past Vice Chairman of the Canterbury Branch of the NZ Property Institute.
A key question to ask before instructing any professional for a sum insured report is:
“Do you have Liability Insurance?”
In our case, the answer is “YES”, we are a Limited Company covered by Professional Indemnity Insurance.
If you were to use an ‘uncovered’ professional, and the sum estimate they provided fell well short of the required rebuild amount, you would have little chance of recouping the loss through the appropriate legal channels.
A registered valuer is liable for the numbers he/she signs off in a report – very different from a building / engineering quote or real estate agents appraisal. PI insurance is a very significant expense for a valuer, but it is critical if providing a robust, professional service.
